As part of a public-private partnership, ICSI served as the building and interior general contractor for the redevelopment of a large assemblage of various parcels for a new retail power center. Work included shell deliveries for Steinhafel's, ULTA, Kirklands, and Carter's/Oshkosh B'gosh and turnkey deliveries for Total Wine, Marshalls, Ross Dress for Less, Fresh Thyme, Five Below, Cafe Zupas, and Hand & Stone. Work also included construction of two retail multi-tenant out-lots In total, but exclusive of Kohl’s (by others), the project included nearly 200,000 square feet of new tenant deliveries on the 48 acre site.
GC for approximately 25 acres of site work and an over 218,000 square foot Fleet Farm store on an existing vacant parcel of land. The work also included an approximately 5,000 square foot convenience store with car wash and gas pumps along with all construction associated with the materials yard and greenhouse. ICSI became involved early in the process with the developer as it assisted the design team, developer, and retailer as they collectively evaluated building size, configuration, and timelines. Construction commenced in November 2017 with fixture work by tenant in July 2018. for an early October opening.
Michigan City, IN
As part of a public-private partnership, ICSI served as the site and building general contractor for the redevelopment of a former shopping center and movie theater. Work included all site delivery requirements, coordination between city and private work, a Kohls pad delivery, and ground-up construction for turnkey deliveries for TJ Maxx, Ross Dress for Less, OfficeMax, and Petsmart and a warm shell delivery for ULTA. The work also included façade renovation and turnkey delivery of Shoe Carnival into existing retail space. In total, but exclusive of Kohl’s, the project included nearly 100,000 square feet of new tenant delivery on the 19 acre site.
Lake Geneva Retail
Lake Geneva, WI
CM/GC for all site work, site development, and ground-up construction for a 15,000 square foot turnkey JoAnn Fabrics & Crafts, and a 24,217 square foot turnkey TJ Maxx. The work also included ground-up construction and completion of the Landlord’s portion of work for an 8,125 square foot Davita Dialysis building and a 7,707 square foot retail multi-tenant building for a turnkey Rue 21 and shell deliveries for Kay Jewelers and Great Clips. The development was on two adjacent parcels between two operating national retailers totaling 6 acres.
Warrensville Heights, OH
Construction Manager for all 25 acres of site work and General Contractor for over 200,000 square feet of retail with turnkey deliveries of Value City Furniture, Bed Bath and Beyond, OfficeMax, DSW, Filene’s Basement, La-Z-Boy Furniture, Golfsmith, Famous Footwear, and others with subsequent re-tenanting of the Filene's Basement with buybuy Baby and Five Below. The site work and infrastructure was predominantly completed as a single phase with the buildings being built as leases were finalized and the development progressed.
