Every retail tenant has a specific definition of their delivery conditions, expectations, and requirements that makes them unique from other retailers.  Since its founding in 1999, ICSI has completed projects involving over 175 unique national and regional retailers in approximately 26 different states. 

TJMaxx - Wauwatosa, WI

At one point in time a TJX construction representative commented that ICSI has delivered the most locations for the TJX family of stores without actually working directly for TJX.  Ultimately ICSI has added TJX-direct deliveries in its portfolio, but the predominant focus and core still lies with retail developers.  

Orland Park, IL
JoAnn Fabrics - Orland Park, IL

ICSI has delivered over 20 JoAnn Fabrics stores on a turnkey basis, both for its retail developer clients and directly for JoAnn Fabrics, with ground-up and retrofit projects completed in eight states.

Petco - Eagan, MN

As they continue to be active in the market in various sizes and prototype styles, ICSI has been involved in over 15 turnkey Petco deliveries in seven different states.

Starbucks - Brookfield, WI

While building the shell for the developer, ICSI went on to complete the turnkey interior work to deliver Starbucks a finished space on an accelerated basis.  In addition to Starbucks, ICSI has other restaurant experience inclusive of Pizza Hut, Buffalo Wild Wings, and others.

 

Hobby Lobby - Garden City, KS

A relationship that started with a pad-delivery through a retail developer out of California with a property in Grand Forks, ND has grown to allow ICSI to complete ground-up and retrofit projects directly for Hobby Lobby in multiple states with additional projects on the horizon.

Ross Dress for Less - Chicago Ridge, IL

Ross Dress for Less is relatively new to the ICSI portfolio; however, it has already completed and has completed multiple turnkey deliveries for its developer clients  in multiple states around the Midwest.

Sierra - Eagan, MN

While Sierra is relatively new to the brick-and-mortar retail world, ICSI has delivered several Sierra stores as one of the newer TJX products to add to its portfolio of TJMaxx, HomeGoods, and Marshalls deliveries in multiple states.

Cafe Zupas - Menomonee Falls, WI

In addition to retail experience, the Special Projects Group of ICSI has also completed multiple restaurant projects.  Projects with one such client, Cafe Zupas, include Menomonee Falls and Greenfield, WI with other locations being explored down the road
