Created in 1999, Innovative Construction Solutions, Inc. was founded with the vision to serve its clients in a way that allows it to work closely with retail developers to take a project from the conceptual and leasing phase through construction and on to a successful outcome. As CPA's, Dave and Maureen Schwartz combined their years of construction and accounting experience to form Innovative Construction Solutions (ICSI), giving ICSI different roots than the majority of other retail construction contractors.  As a result, in addition to having a full depth of construction expertise and experience, there is a greater sense of importance placed on the financial aspects of the project and the role those numbers play for you as you plan and measure the long-term success of your project. 

At the end of the day, the quality of the project components and the satisfaction of you and your tenants with the process are absolutely critical to the success of the project.  Furthermore, cost control from design through delivery is the most critical component in the process as to the extent that final cost - knowing that design, quality, and tenant satisfaction objectives have been achieved - is the ultimate factor in determining the financial success and return of the project.  ICSI also understands that from your perspective cost is both short-term and long-term so this focus will be maintained throughout the process to help make your project as financially successful as possible while also working to mitigate your risk wherever feasible.

Instead of focusing on building directly for retailers like most retail contractors, ICSI is unique in that while it will build directly for retailers, the primary focus has always been and will always be retail developers as this is where there is the greatest opportunity to add value to the process.  This value is derived through knowledge of the retailers and their expectations as you navigate through the leasing process, the design process, and the full tenant delivery process.

As the developer's contractor, you will have an expert advocate on your side that has excellent working relationships with construction teams for numerous retailers in a variety of scenarios.  This expertise can be used to recommend possible reuse situations, cost-saving compromises, and past lease/LOI modifications before, during, and after the retail leasing and construction processes.
